How long does a new roof last?

3-tab asphalt shingles last 15–20 years. Architectural (dimensional) asphalt shingles last 25–30 years and are the dominant US residential roof in 2026. Metal roofs last 40–70 years with minimal maintenance. Tile and slate routinely exceed 75–100 years. Wood shake is 25–40 years in dry climates but as little as 15 in wet ones. The roof under-layment (felt or synthetic) typically outlasts shingles by 5–10 years, so a full tear-off + re-deck is rarely needed before year 30. Hail belt states (TX, OK, KS, CO, NE) often replace asphalt at 12–15 years due to storm damage well before lifecycle.
