SCOPE OF WORK — Bathroom remodel
The following 17 scope categories must be addressed in your bid. Each item below states the homeowner expectation. Confirm in writing each item your bid includes, OR flag the item as excluded with a written explanation.
1. DEMO & HAUL-AWAY
Contractor is responsible for all demolition, debris removal, and disposal fees including dumpster rental, transfer-station fees, and hauling. No additional charges for routine demo and haul-away will be added after signing.
2. FLOOR / WALL / FIXTURE PROTECTION
Contractor will install ram board (or equivalent) on all finished flooring along egress paths, plastic sheeting on adjacent finished walls and built-ins, and seal off HVAC returns in the work zone. Damage to protected surfaces is contractor's responsibility.
3. PERMITS & INSPECTION FEES
Contractor is responsible for pulling all required permits, scheduling inspections, and paying all permit and inspection fees. All work will be inspected and signed off by the local building department before final payment.
4. PLUMBING CHANGES (IF APPLICABLE)
Plumbing scope includes [list relocations and additions here, e.g., move vanity drain 18\" left, add new shower valve, install new toilet flange]. All plumbing work to be performed by a licensed plumber and inspected.
5. ELECTRICAL CHANGES (IF APPLICABLE)

Materials are specified by brand and model number (see attached schedule). Contractor will not substitute without written homeowner approval. Allowance items (if any) are listed with $-amounts; overage on allowance items is documented at contractor's wholesale cost.
7. WHO BUYS FIXTURES, FLOORING, TILE, CABINETS

Homeowner has 48 hours to approve, reject, or negotiate.
9. CHANGE-ORDER APPROVAL PROCESS
All scope changes require a written change order signed by both parties BEFORE work begins. Change orders include: description of change, line-item pricing, schedule impact in business days, and revised total contract value. Verbal change orders are not enforceable.
10. DAILY SITE CLEANUP STANDARDS
At end of each work day: tools are stored in [garage / lockable bin / off-site], debris is consolidated in the dumpster, all egress paths are cleared, drop-cloths are folded and stacked, finished living areas of the home are broom-clean. Final cleanup at job end includes wet-mop of work area and removal of all contractor materials.
11. PAYMENT SCHEDULE (DEPOSIT, MILESTONES, HOLDBACK)
Payment schedule: 10% deposit at signing; 30% on material delivery to job site; 30% on rough-in inspection pass; 20% on substantial completion; 10% final holdback released upon final inspection sign-off + punch-list completion. No payment is due before its corresponding milestone is verifiably reached.
12. TIMELINE: START DATE AND SUBSTANTIAL COMPLETION DATE

13. WARRANTY TERMS

17. MATERIAL SPECIFICATIONS (BRAND / MODEL / SKU REQUIRED)
Material schedule (attached separately): every line item lists brand, model, finish, SKU, and quantity. Substitutions require written homeowner approval. Contractor warrants that supplied materials match the schedule at delivery; mismatches require replacement at contractor expense.
