Which states get the most ROI from outdoor living?
Year-round outdoor culture compounds resale value. In the 9 PEAK states (Florida, Arizona, Texas, Nevada, California, Hawaii, New Mexico), outdoor renovations recoup 15-22% more at resale than in cold-climate markets. A $40,000 deck in Florida adds roughly $32K to listing price; the same build in Minnesota adds about $22K.
How to read the outdoor-value tier
1.10×+ value multiplier. Outdoor projects are an obvious-yes here — they out-perform indoor renovations on resale and provide year-round daily use. If you're choosing between an indoor and outdoor project in these states, the outdoor option is almost always the right call.
1.04× to 1.10×. Outdoor projects perform competitively with indoor renovations. Deck and outdoor-kitchen scope are particularly strong; pool requires more careful demographic analysis (suburban family markets only).
0.96× to 1.04×. Outdoor renovations recoup at roughly the national average. Pick projects based on personal-use value first, resale-recovery second.
Below 0.96×. Short building season + cold winters limit outdoor-project ROI. Bathroom, kitchen, and basement renovations typically pay back better in these states.

- Deck: 300 sqft mid-grade composite deck with railings, footings, and standard stair scope. Baseline $$9,000–$28,000.
- Outdoor Kitchen: Tier-2 full cooking station — built-in grill, side burner, gas/water/electrical run, sink, mid-grade counter. Baseline $10,200–$18,800.
- Pool: Inground concrete or vinyl-liner pool, standard 14×28 size, basic concrete decking. Baseline $42,000–$95,000.
- Fence: 150 linear feet of mid-grade wood, vinyl, or aluminum fencing, residential-permit scope. Baseline $4,000–$12,000.
