Worth the upcharge: tile + shower + floors

The luxury upcharge here buys real durability + photographable elegance: large-format porcelain (24"×48"+), proper waterproof membrane, frameless glass, body sprays + rain head, and heated floor. These are the elements every luxury listing photo emphasizes — they compound at resale (78–88% cost recovery per 2026 NAR data) AND deliver daily satisfaction.

Worth the upcharge: vanity + faucets

A $7,400 luxury vanity isn't 3× better than a $2,200 builder-grade vanity, but the difference shows in photo composition — solid-wood doors, soft-close drawers, slab quartz tops, undermount sinks. Brizo/Hansgrohe/Kohler Artifacts fixtures last 25+ years vs 8–12 for builder-grade. Cost-per-year is roughly equivalent.

Marginal value: lighting + heated floor
